Vacant Property Security

Get a Free Security Assessment

Classic Services Group specialise in security for vacant properties. We offer a range of security measures which protect your empty premises from squatters, vandals and thieves.

CCTV and intruder alarms, keyholding, monitoring and alarm response, manned guarding and mobile patrols. We help you find the vacant property security option which keeps your investment safe.

Securing vacant properties

Vacant buildings are notoriously vulnerable. Without strong security in place, they are an open door for criminals.

Each property has its own risks, so we’ll start with a security assessment. It’s free, with no obligation to continue. Depending on the vulnerability gaps, we can close them with any of the following:

  • Steel shutters and barriers to provide robust, high-visibility protection against vandalism, squatting and arson.
  • CCTV systems and alarm systems. Quick to install and remove, with no need for electricity, wiring or cabling
  • Keyholding and alarm response. A rapid response to alarms, plus regular property maintenance and security inspections
  • Mobile patrols where SIA-licensed officers attend at unpredictable, pre-arranged times to deter opportunistic criminals and to make safety checks
  • Building managers and caretakers who act as your eyes and ears. They protect you from break-ins, spot repair issues before they become problems and help you meet insurance requirements
  • ARC monitoring services by security teams at our NSI Gold Category 1 alarm response centre. When an alarm is triggered, they manage everything for you.

Insurance compliance for vacant premises

To an insurer, vacant properties are high risk. If you’re struggling to find insurance for vacant premises, or paying a fortune for cover, we can help.

Our security experts carry out property inspections tailored to your insurer’s specific policy requirements. When there are problems, we recommend solutions. If there’s a serious security risk, we deal with it immediately.

After each inspection, you receive a real-time report with time-stamped photographs as proof of proactive risk management. As a result:

  • Meeting your insurer’s strict policy obligations becomes significantly less stressful
  • Vacant property insurance can be easier to come by
  • Premiums could be less expensive
  • Potential vulnerabilities are flagged early and fixed, reducing the risk of crime

To chat through the options with a vacant property security expert, call the CSG team on 0844 561 0578 or send a message.

Key features of vacant property security

CCTV and intruder alarms

Installed for the short or long term, CCTV and alarm systems are a powerful deterrent. If a crime is committed, CCTV footage can be used as evidence.

Keyholding and alarm response

SIA-licensed keyholding officers provide a 24/7 alarm response. They also carry out interior and exterior maintenance checks, security inspections and full reporting.

Mobile patrols

Mobile patrols are a powerful deterrent. Criminals can’t plan an attack because SIA-licensed officers arrive to patrol the property at unpredictable times.

Building managers and caretakers

Managers and caretakers safeguard your investment. They prevent break-ins, keep a close eye on maintenance issues and help you meet insurance requirements.

ARC monitoring services

Alarms rarely happen at convenient times. Our gold-standard monitoring service takes the burden off your shoulders by managing alarm responses on your behalf.

Insurance compliance inspections

Insurance inspections and reports are tailored to your insurer’s policy requirements. As a result, insurance for vacant properties can be easier to find and less expensive.

FAQs

You may have some questions about vacant property security. We’ve answered some of the most common questions here, although please feel free to call us on 0844 561 0578.

Does my vacant property need an electricity connection for CCTV or intruder alarms?

No, you won’t need electricity for CCTV or intruder alarms. Our systems are specifically designed for vacant properties without a constant power source. There’s a wide variety available — wireless, battery operated or solar powered.

Can CCTV and alarms be installed on a temporary basis at my vacant property?

Yes, our CCTV and alarm systems can easily be provided on a temporary basis. They’re quick to install and remove.

How do mobile patrols work at vacant properties?

With mobile patrols, SIA-licensed officers travel around the local area in marked vans. They attend your vacant property at pre-arranged yet random times to avoid a predictable pattern for criminals to exploit.

While at the property, officers carry out thorough security and maintenance checks to both the interior and exterior. You’re alerted to any issues and, when authorised to do so, they’ll fix them on the spot. The officers document everything in real time and after each patrol, you receive a full report.

What happens if there’s damage found at my property? How will you keep it secure?

If we find damage at your vacant property we’ll report it to you straight away, along with our recommendations for fixing and securing the premises. When authorised, officers may be able to fix the problem straight away. Otherwise, they’ll remain onsite to protect the property until the agreed arrangements have been made.

How does your ARC monitoring and response service work?

It’s a flexible service, carried out by trained security responders at our NSI Gold Category 1 alarm receiving centre (ARC). We can monitor your security alarms 24/7, or only when needed.

This is how it generally works:

  • If the system detects something unusual, an alert is sent to the monitoring centre
  • Responders assess the cause of the alarm, filtering it for false activation
  • If it’s a genuine threat, they follow pre-defined protocols — contacting a named individual, sending a mobile patrol or calling in the emergency services where necessary
  • When there’s a security breach, the team can activate localised alarms and immediately lock down access points
  • If CCTV footage is available, you can view it live on mobile or computer
  • You’ll be sent a full report of what caused the alert, and the actions taken in response

How do vacant property inspections help with insurance?

Insurance companies generally impose strict regulations on providing cover for vacant properties. They expect proactive risk reduction to avoid claims following criminal activity, electrical faults, fire, water leaks or environmental damage.

We tailor our service in line with your insurer’s specific requirements. With detailed reports following each inspection, you can show them evidence that you’re managing the risk. This can make vacant property insurance easier to come by and, in some instances, it can reduce premiums.
